Final/CO required for Planning and Zoning per the following comments - additional details required before release of CO will occur: a) City Planning will be placing a hold on the CO for this property after we issue an approval for the building permit so that we can verify that mitigation as noted in the 2008 geological hazards report were followed during construction. We will need to see a letter from a qualified engineer to address the foundation recommendations in the 2008 geological hazards report: (Including but not limited to) - “Should expansive soils be encountered beneath the foundation, mitigation will be necessary. Mitigation of expansive soils will require special foundation design (we will also need to the see foundation design and make sure that changes were made as necessary). Overexcavation and replacement with non-expansive soils at a minimum of 92% of its maximum Modified Proctor Dry Density, ASTM D-1557 is suitable mitigation which is common in the area…” Page seven of the report discusses the requirements that shall be followed in the event that expansive soils are encountered. b) Essentially you will need to make sure the engineer is there during the open hole inspection to verify if expansive soils are present. If not, please have them provide a letter stating that no expansive soils were encounterd. If there are expansive soils encountered at the open hole inspection, foundation recommendations shall be made and reflected in the foundation design plan in accordance with the geological hazards report on file. A letter from a qualified engineer will need to be provided to confirm that the recommendations were followed based on the on-site observations during the inspection. c) Applicable letters, foundation design plans, amended foundation plans etc. will all need to be uploaded as part of the permit before Planning will release a CO for the site.
