This parcel is located west of I-25, and a geologic hazard report or geologic hazard waiver is required. You may qualify for a geologic hazard waiver if your parcel does not lie within the landslide susceptibility area and does not exhibit any of the following characteristics: 1. Slopes greater than 33% percent 2. Underground mining or subsidence activity 3. A history of landfill or uncontrolled or undocumented fill activity
If the criteria outlined above is met, the site is eligible for a geologic hazard waiver application. The application needs to be signed by a professional geologist or geotechnical engineer AND it must be accompanied by a letter that states that your property does not exhibit any of the characteristics noted above (also outlined on the application).
There is not a review fee for geohazard waiver applications. Once you have the letter from a geotechnical engineer or geologist, please email the following items to khyllested@springsgov.com: 1. The letter 2. The signed application 3. Your site plan
As long as your property meets the three criteria above, city engineering and city planning will be able to sign off on the application and then you’ll be able to resubmit your site plan and waiver to regional building. Wait until you have all three signatures on the geologic hazard waiver application before you submit your site plan for a building permit.
