2. A grading and erosion control plan is also required and must be submitted to Shirley Applegate or Jonathan Scherer at SAPPLEGATE@springsgov.com or jscherer@springsgov.com. 3. The proposed structure cannot encroach into the preservation easement. Is this a new structure or is an existing detached garage being remodeled? 1200 sf is the maximum allowable garage space permitted. 450 square feet of storage space is allowed for a total maximum of 1650 square feet of garage footprint.
4. This site is in the landslide susceptibility layer and therefore is NOT eligible for a geologic hazard waiver, A site-specific geologic hazard report is required that must be conducted by a professional geologist or a professional geotechnical engineer. The geologic hazard report review process has a $584 review fee and typically takes 3-4 weeks.
Once a geologic hazard report has been completed by a geotechnical engineer, submit the following to City Planning in hard copy along with an electronic copy:
1.) A completed geologic hazard application form
2.) The $584 review fee
3.) The site plan and any supporting documents (foundation plan, grading and erosion control plan, drainage report, development plan, final plat, etc.)
City Planning will send the review documents to CGS (Colorado Geological Survey), who will provide a review letter back to City Planning within the 3-4 week timeframe. Depending on the outcome of the letter, City Engineering and City Planning will either:
A. Sign off on the application and return the signed copy along with CGS’s review letter to the applicant for building permit submittal to the regional building department.
OR
B. Return the report and CGS review letter to the applicant, and ask for revisions or further analysis that address the hazards present at the site.
PLEASE NOTE: depending on the hazards present at the site, there may be additional site requirements and review time. If CGS and the City do not recommend building on the site, a disclosure letter may need to be signed by the property owners prior to issuance of a building permit
