Thank you for your re-submittal however only (1) line item from previous denials has been addressed. Upon site inspection, neither of the directional signs nor the freestanding sign has been marked nor are the required setbacks indicated on the site plan which is a requirement and was commented on in the previous submittals. In addition, directional signs are "Way finding" only and branding is limited to a 25% total amount of sign content. The proposed directinoal signs are full branding with small arrows.
Also upon site inspection, the west elevation canopy measured 24lf, per code - Canopy signs are only allocated up to a .5sf per linear feet of canopy lenght. This would only allow up to 12sf to be place on the west elevation. Please reduce canopy sign to meet code.

Thank you for your re-submittal - All items that were issued in previous comments need to be addressed. Location of the freestanding sign on the west frontage may only be up to 77sf x 15' OAH based on the 220' frontage (frontage x .35 = area / frontage x .07 = height. In addition the way finding signs must reduce the branding in size as the intention of the directional sign is for wayfinding. Directional information must be at least 75% of the wayfinding message. Location of freestanding sign will also need a scaled site plan with setback dimensions indicated on the site plan for site inspection review.

Formal review of application requires structural framing of walls and all buildings along with Fuel canopy in the construction phase on the development prior to permitting. Upon inspection site is currently in the grading phase of construction. In addition, all site plans require a minimum of (2) indicated setback dimensions identifying the location of all ground and freestanding signage. Based on the location of the freestanding sign proposal the size and height do not conform to City Code regulations and will need to be reduced in height and square footage. In addition, directional signs deemed way finding and are limited to direction, arrrows or wayfinding information (ie, entrance, exist, parking, drive thru ect.) branding and logo's are limited to 25% of the message.
