per pre app summary done for this property, it is not a fully platted lot and therefore need to submit a waiver of replat application through Accela and provide a deed prior to 1951 per molly.obrien@coloradosprings.gov
this waiver of replat is reviewed through our online accela system separate from the permit review and must first be approved/recorded prior to permit approval.
Also a detached garage is an accessory structure and cannot be approved until the primary structure is approved (currently denied through separate permit). garage must meet the 16' or 20' height requirements based on roof pitch or additional entitlements will be required for further review.
