The front setback for the R 1-6 zone is 15FT or the average of the 2 most adjacent lots, which ever is greater. The 2 parcels to the east has a 22FT and 23FT measurement from the structure to the property line. So the average would be used because it is greater. So the correct the site plan to reflect the 23FT front yard setback. The side setback that runs along Broadmoor Valley should be shown a corner side. The measurement is correct, just change the description. Show the house and garage as existing instead of proposed.
