Per formal review, the location falls in the vicinity of Utility easements and will require a formal review from Colorado Springs Utilities. Please contact this department at the following link - Sign Review Request Link: https://cuc.csu.org/en-US/My-Dashboard/Sign-Review/ and you will be prompted to submit documentation on location for their review prior to re-submitting to CIty Planning.
In addition, per site inspection - this location was recorded to have multiple non-complying signs around the property.
NOTE: This plan was denied for illegal signage. If the illegal signage is still up when a re-review is requested, a $100 fee will be assessed prior to further re-inspections.
(1) Multiple non-complying banners attached to retaining walls on the eastern frontage of the property as well as multiple leasing banners on three separate buildings on the north south and east elevations (2) Multiple non-complying banners attached to fence on off premise site to the south west of the built property.
City code permits temporary Construction / Realestate signs to be displayed during construction with a size and quantity basd on the acreage of the property being displayed. Residential Zones with 1 to 5 acres are permitted up to (1) sign per street frontage not to exceed 32sf. Please see Sign Ordinance 7.4.1307 / 1307.f.3
