Per City Code, each parcel or property is allowed up to (1) freestanding sign per property regulated by the lenght of the property line along a right of way. This site has frontage along Garden of the Gods that measures 207 linear feet. This would allow up to a 72sf sign not to exceed 15ft in overall height. All existing freestanding signs on the property would be classified as "Legal non-conforming" and may stay so long as they only have "face changes". Per Code 7.4.1307.B.3.h - "Any property that wishes to add an EMC component to an existing Freestanding sign must comply with current sign code standards before EMC can be approved.
Currently the site has one pole sign that may stay and have the faces changed however no additional FS signs permitted for this site.
In addition, signs F1,2 and 3 exceed the overall allocation per code for size and must all three fall within the total square footage of 40 per "External sign types".
City code also restricts menu board height to 6ft however the proposed menuboards are 6'-6" and will either need to be reduced down to meet code or an applicaiton must be submitted with City Planning for an Administrative Adjustment variance which is a separate entitlement process prior to permit approval.
Finally, directional signs G! that are located on the north west corner and south west corner do not fall within the property boundaries of the car wash and would be classified as "Off premise" signs and prohibited.
