Thank you for your submittal. Per City Code, Residential use classifications are only permitted up to (1) wall sign not to exceed 40sf. This would require the "Now Leasing" signs to be classified as "canopy" signs which they would however canopy signs are reguated at a .5sf per linear foot of canopy lenght. Per site inspection the western elevation of the canopy measures 22linear feet allowing up to 11sf of signage and the southern canopy frontage measures 13ft only allowing 7sf. Per proposed plans the sign on the west calculates out to 13.03sf and the southern sign at 12.41. Both signs exceed the allocaiton for city code and must be reduced for approvals.
