Denied:
Thank you for your submittal. Per City Code, each parcel is regulated separately regardless if same property owner. This submittal has 5 separate address locations and will require applications submitted according to site specific sign locations. In total, this development has 14 individual parcels owned by the same property owner and would be eligible for a Coordinated Sign Plan review.
Per proposed plans comments are as follows:
Sign - E01 located on 2765 Steel would not require a permit as there is an existing sign cabinet legally permitted on the wall. This sign would be classified as a "Face change only" and be exempt from permitting.
Sign - E02 - This sign will need to be submitted under address 2635 Steel however the wall lenght is 41 linear feet with a code allocation of 1.5sf per linear which only allows for a 62sf wall sign on the west elevation. Please reduce size and resubmit under appropriate address.
Sign - E03 - This sign is located at 2675 Steel and would be classified as a "Face change only" and would not require a permit.
Sign - E04 - This sign is located at 2765 Steel and would be classified as a "Face change only" and would not require a permit.
Sign - E05 - This sign is located at 2715 steel and would be classified as a "Freestanding sign". Code allocation for freestanding signs based on this site would be allowed up to 42sf x 7ft OAH however would not be permitted to be attached to fencing and would require stand alone posts.
Sign - E06 - This sign is located at 2615 Steel and would be classified as a "Freestanding sign". Code allocation for freestanding signs based on this site would be allowed up to 42sf x 7ft OAH however would not be permitted to be attached to fencing and would require stand alone posts.
Sign - E07 - This sign is located at 2675 Steel and would be classified as a "Freestanding sign". This site has an existing pole sign (freestanding sign) already and would not be permitted to have an additional one.
Additional classifications in code to consider: Directional signs (way finding only - limited branding) are allowed up to 6sf in area and 4ft in overall height

NOTE: This plan was denied for illegal signage. If the illegal signage is still up when a re-review is requested, a $100 fee will be assessed prior to further re-inspections.
Multiple illegal signs recorded to be attached to fencing along multiple parcels for this development as well as multiple illegal banners attached to fencing.
Illegal banner(s) attached to fences / handrails or retaining walls are PROHIBITED in City limits. Banners are ONLY permitted when they are attached to the exterior of a building wall, require a permit and are limited to 90 days display allocation per calendar year per City Code §7.4.1307(F)(1)(a)(5) / §7.4.1307(F)(1)(b)(7).
