1. Must show existing deck with proposed patio underneath on site plan with dimensions
2. Must show preservation easement on site plan with accurate dimensions per file number AR PEA 12-103 (see provided informational plan included with your denial comments).
3. SHow a limit of disturbance boundary (LOD) that will encompass all construction activity and equipment. This LOD boundary CANNOT encroach into the preservation easement.
4. No change to existing grade or existing vegetation is permitted without a Hillside Site and Grading Plan stamped by PE. If you agree to not grade or remove vegetation please sign the Hillside Overlay disclaimer statement stamp provided on your site plan.
5. Include detailed scope of work description on your site plan
Informational: As of 1/1/25; permits within the Hillside Overlay require an LOD boundary inspection on site after the permit is approved/issued but PRIOR TO any construction activity on site by contacting patrick.dosch@coloradosprings.gov; This will include accurately marking the preservation easement on site as well. A zoning final inspection will be required after construction is complete to ensure compliance with approved permit and no disturbance of any kind to the preservation easement.
