As of 1/1/25: all Hillside Overlay decks need to show a "limit of disturbance" (LOD) boundary around construction area on the site plan. This should include the deck, material storage, equipment maneuvering and all construction activity. After permit issuance but prior to construction activity, a LOD inspection is now required by contacting DREPlanningInfo@coloradosprings.gov; This will occur within 5 days of request and a 4' construction fence needs to be in place on site in accordance with your approved plan.

Unfortunately the lot coverage with the inclusion of the 120 sqft, 8' tall deck is 30.13% with a maximum allowed lot coverage of 30%. The lot coverage must be at or below the 30% mark without any allowed encroachment, unless an administrative adjustment is approved by a planner. It does not appear that this deck has been permitted with an approved review previously. The original residential plan included a patio in its place, which would not have triggered lot coverage. Please either adjust the square footage of the deck by reducing it 8.5 sqft less, or setup an Administrative Adjustment application with a planner to see about an adjustment for the lot coverage limitation. Contact DREPlanningInfo@coloradosprings.gov for any help with setting up that application in Accela.
